If I want to make changes, additions, or improvement to my lot what process do I need to follow?
Architectural changes to your property must be submitted to the Architecture Committee under the HOA Board. Please see the "Files" tab to find documentation on how to submit this. When submitting your project plans, please include as much detail as possible to help us evaluate the request. If you are tying in to a neighbor's fence, you will be required to submit approval from that neighbor before we can approve the request. You can include this with your initial packet, or they can email approval to the board. Please also be sure you are including information on property lines and easements as well.
If you put a fence up prior to the HOA's activation, you will be required to bring your fence up to covenant regulations as this needs replaced.
Who do I contact if street lights are out?
Please contact Tipmont REMC at (765) 269-4884 with the home address closest to the pole and any numbers/identifiers that may be on the pole.
How do I pay my dues and how much are they?
Home Owners Association dues in Butler Meadows are $275 a year. Invoices will be sent out around mid-November and will due by January 1st every year. Dues can be paid online at www.mainstreetmanagementllc.com or by check. If there are questions about dues or you would like to discuss the possibility of installments, please contact Main Street Management directly at 765-742-6390.

What is the annual HOA Fee used for?
The HOA fee are used to pay bills and upkeep of communal property for the neighborhood . Funds go to landscape of the signs and other communal property in our neighborhood in addition to Tipmont REMC for the electricity bill of maintaining street lights in our neighborhood. Items such as insurance for this communal property and other fees compile the remainder of our fees.
Are all homeowners required to pay the HOA Fee annually?
Yes. All individuals who own a lot in Butler Meadows are required to pay this annual fee. All homeowners benefit from the services coordinate through our HOA and will be required to contribute to the funds.
I need a new mailbox. How do I obtain one?
Our covenants do require that we have coordinating mailboxes. There are two companies that can assist with these mailboxes.

Paint color for mailbox posts:
The paint color is on file with Menards; you simply need to go to the paint counter and let them know you are part of Butler Meadows neighborhood and they should be able to pull up the paint for you. The brand used for exterior paint is Pittsburgh and is a neutral brown. The paint colors have changed over the years (original paint company went out of business) so there is not a name for the paint color but rather the color code is on file with the Menards in Lafayette and you can find it below if needed. Each Menards has their own tracking system for paint, so you will only find it at the Lafayette location. At Menards the neighborhood is listed under the businesses; this is helpful to know if the employee is having trouble finding it.

What if I have a concern or complaint about another homeowner who is not in compliance with the covenants of this community?
You can contact Main Street Management at 765-742-6390 or [email protected] and express your concern. Main Street Management will work to address these concerns in a timely manner.
If you have contacted Main Street Management and have not received a response in a timely manner please forward all communication to the HOA board so they can follow up accordingly ([email protected]).
Who is responsible for street maintenance and snow removal?
All street are maintained by Tippecanoe County. If you would like to know when your street will be plowed, you can contact the Tippecanoe Highway Department at (765) 474-7079. The HOA fees do not pay for private plowing.
Why do we need a management company?
A management company brings a high level of expertise and professionalism to our community. Our board members have been elected into non-paid positions and, through approval of the HOA, choose to bring an outside help to oversee the details of our HOA management. Managing our association can be a full time job. Having a third party to help facilitate concerns also helps to ensure a more peaceful relationship among neighbors.
